The Problem: Foundation Settling Makes This Building Unsafe
When the local fire marshal deemed a particular building unsafe due to foundation settlement, the owner was faced with a daunting task. Four foundation repair companies had already been unable to find a solution, and two general contractors suggested complete demolition of the two corner wall panels. The walls, measuring 20 feet by 25 feet, had settled significantly at the northwest corner. Specifically, the north panel had settled five inches and rotated toward the west, while the west panel had moved 4.5 inches horizontally and two inches vertically.
The Solution: High Density Polyurethane Lifting Foam
Edens Structural Solutions installed seven piers to lift and secure the exterior walls. We used High Density Polyurethane Lifting Foam to lift the interior slab, and took additional precautions by installing anchor bolts and structural welded-in-place bussets.
To lift and secure the wall/foundation, we took a systematic approach. Initially, our priority was to secure the walls and make the five-inch vertical lift. As we lifted the first panel, pressure on the corner panel was relieved. Next, we lifted the west wall panel and slid the horizontal panel to close the gap.
The Results: A Safe Building Within Budget
Thanks to our innovative strategy, the structure is now a safe work area without breaking the budget. While the two general contractors proposed repair costs between $565,000 and $100,000, we were able to use our experience to lift the difficult structures and make repairs for under $30,000. Once the horizontal gap was closed, we installed welded-in-place gussets for additional support, lifted the floor with high density polyurethane, and finally, installed epoxy anchored bolts through the walls and into the slab. The project was completed in less than a week.
