Whether new construction or existing homes, there are several steps homeowners can take to prevent or minimize foundation cracks and shifts. When you are looking to build, ask your builder for an engineer’s opinion and report, based upon the type of soil in your area. We recommend installing French drains from the very beginning as a means to control moisture levels in the soil surrounding your foundation. If you own an existing home, pay careful attention to the exterior areas around the south side of your home. This is usually the first sign of foundation shifting and cracking. Other signs are cracks around door frames and windows or bricks on the outside. Often, driveways will settle too. While annoying, this is not necessarily a sign of foundation damage and a need for foundation repair.
